HOW DOES YOUR LISTING GET EXPOSURE?

The Multiple Listing Service, or MLS, is a local database containing all properties listed for sale with Realtors and Real Estate Agents. Once your home is uploaded and the data is input into the system by your real estate professional the listing is shared with all the other Real Estate Agents and Realtors who subscribe to the MLS. The listing is put in and Co-Broker where compensation is offered by splitting the commission with the Buyer’s Agent. If you want the maximum exposure for your listing is paramount to saving money by selling your home quickly. Properties listed for sale in the Columbia Multiple Listing service have been proven to sell faster and for a higher net profit than those listed for sale by owner. Once your listing is input the data is syndicated to over 80 different websites where buyers are searching for homes and it is on our Flagler Real Estate Website and all of our social media pages.

Realtors and Real Estate Agents in Columbia SC and surrounding areas place properties listed for sale in the Columbia Multiple Listing Service. All homes listed for sale in Richland County, Lexington County, Kershaw County, Fairfield County, Parts of Orangeburg County and Sumter County are also listed in the Columbia MLS.

How It Works | Flat Fee MLS

When you list your home for sale with Flagler Real Estate you pay $5000, not 6% Commission like traditional brokerages. Once our professional team enters your listing in the MLS, we offer a commission (the typical commission rate in Columbia MSA is 3% but we recommend you offer no less than 2%). Our home owners who occupy their property actively assist in the sale of their home by allowing co-broke agents flexibility in scheduling showings and keeping the flyer box filled. Our agents will host Open Houses if you desire. If a Buyer Broker sells your home, your total cost would be $5,000 and the Buyer Brokers commission. If a buyer contacts you directly, without a Buyer’s Agent, and they purchase your home… You DO NOT pay the commission offered in the MLS to the Buyer’s Broker.

How They Work | Traditional Listing Brokers

(Traditional Listing Brokers include: Keller Williams, Century 21, Coldwell Banker, United Real Estate, Remax, Exit)
In Columbia, most traditional Listing Brokers charge you, the seller, 6% commission for the successful sale of your home. Most will enter your listing in the MLS and wait for other realtors (called Buyer Brokers) to bring buyer clients to see your property. They use listing to generate buyers so they make more sales while your home sits on the market. If one of the Buyer Brokers sells your property to their client, then your Listing Broker splits the 6% commission with that Buyer Broker…giving that Buyer Broker 3% (known in the industry as a “co-broke” commission), and keeping the other 3% for themselves.

When you’re a proactive Seller, a buyer may just contacts you directly ad guest what, your traditional Listing Broker still gets paid 6% commission per your contract! This business model is outdated, and not designed to bring value to the seller. This traditional structure “is just the way we do things” and has been for decades. Home prices continue to go up and commissions have become a bit excessive for a lot of sellers and they suffer a lost just to get the house sold and break even. If you have a home worth $200,000, you pay 6% commission ($12,000); if you have a home worth $500,000, your still pay 6% commission ($30,000). Doesn’t sound fair, does it? Did you know that when you list your home with a traditional Listing Broker you give up your right to sell “By Owner”! What does that mean? It means you will owe them the 6% commission even if you choose to sell your home directly to your own child. Food for thought, isn’t it?

Here is the Great Part…

By listing with Flagler Real Estate and using our Flat Fee payment structure, you retain the right to sell your home to a “direct-buyer”. What does that mean? If you sell your home directly to a buyer with no Buyer Broker involved (which happens all the time due to our excellent national Internet marketing), then your only cost is the $5,000 flat fee and we handle all the inspections, paperwork, follow-up with the lender, and scheduling closing with the attorney to ensure a smooth transaction… NO ADDITIONAL commissions are due anyone!! This business model has proven to be a great asset to sellers who have used our services and is most certainly the future of the real estate industry. For Sale By Owner | “FSBO”

When you choose to sell “By Owner”, you lose the opportunity for maximum exposure for your listing and you do not reap the benefits of having your property listed in the MLS. Most ‘F or Sale By Owner” sellers advertise “We Welcome Agents”, which means that you are willing to pay a commission to a Real Estate Professional who brings you a buyer.
