Flagler Real Estate has a Buyer Rebate program that provides you with full service representation and includes everything you would expect from an experienced real estate professional. When you use Flagler Real Estate as your Buyer’s Agent, we will refund you 10% of the commission we earn in the transaction (typically 3% of purchase price.) The Builder will be happy to pay a commission for us representing you because he is carrying interest on that home every day it sits… When you purchase a new home the commission is separate from the house margin and most Builders in SC have already figured that into their expense so they expect you to be represented by a Buyer’s Agent. This commission is being paid to us by the seller, through their Listing Broker. The Listing Broker is happy because it keeps them from having to deal with the blurred lines of dual agency. Yet that isn’t even the most exciting part… You get this refund TAX FREE to you.

Why Do We Refund 10% of Our Commission to Our Buyer Clients?

It’s a No Brainer: In today’s society buyers have access to the internet. Research shows that buyers are shopping at least six month prior to committing to working with a Real Estate Professional. The Internet has transformed the way Buyers search for homes… 95% of Home Buyers start their search on the Internet. In this information age buyers have the ability to find out all the information on every available property on the market before ever speaking to a Realtor. Syndication of listings through the Multiple Listing Service allows for buyers to find homes 365 days a year, 24 hours a day, and seven days a week! The days of having to contact a Real Estate Professional who had exclusivity over this information is over. Realtors are no longer in control of the sale as buyers explore model homes which are open daily by various home builders in their free time. In the past it was the Realtors job to spend a substantial amount of time finding the right home for their buyers, but that time has passed. Since buyers have the ability to do this that lightens the load for the real estate agent, so at Flagler Real Estate we believe that is incentive enough for us to want to share our commission with you! In Traditional Home Sales

  1. A Seller will list their property with a Realtor (this Sales Person is referred to as the Seller Agent, Site Agent, or Listing Broker).
  2. In 85% of Real Estate Transactions for New Homes a different Realtor (this Sales Person is known as the Buyer’s Agent or Selling Broker), and they will bring a buyer client to purchase the house.
  3. Here’s the BEST Part… the Buyer’s Agent works for you for FREE because the Builder or Seller will offer a commission for the sale which is typically 3% of the purchase price.
  4. The Sad Part is you did part of the work and get none of the pay! Nada, Nothing!

This is Why We Have Chosen to Implement Our Buyer Rebate Program

  1. A) Sales Price of New House $200,000 x 3% Commission = $6,000 total commission paid by Seller to Listing Broker.
  2. B) Listing Broker is paid on a reduced commission structure which they have previously negotiated or accepted from the Seller in return for being able to list the seller’s properties for sale. So you don’t have to worry about that.
  3. C) Buyers Agents at Flagler Real Estate earns $6,000 commission. We then share that $6,000 commission with you, our Buyer Client

STEP 3: We will narrow your search and head out to see some properties. You can schedule showings at flexible times so this allows us to work around your schedule.

In order for our company to receive the Buyer’s Agent Commission, LLR states that the Buyer’s Agent must be the procuring cause of the sale for each property you view. We recommend that you not call the Listing Agent or go into a Builder’d Model home and begin any paperwork without showing our I am represented by a Realtor card that can be easily downloaded from our website at https://flaglerre.com/new-home-builders/

No matter how persuasive the Listing Broker is or what the “deal” that’s going to end tomorrow is you will not get a rebate at closing from them! Flagler Real Estate LLC is the only company in Columbia SC that I know of who is Rebating Buyers. Flagler Real Estate LLC requires all Buyers to sign the Exclusive Buyer’s Agency Agreement so we are protected to receive our commission and you get your rebate. Our Agency Agreement is an essential tool because it gives us the green light to being working for your best interest, negotiating the deal, and best of all it allows us to put money in your pocket.

Our Buyer-Clients are asked to always identify themselves as being represented by Flagler Real Estate when attending open houses and when touring homes in Builder communities.

Your Responsibilities

We help our buyer clients through the credit restoration process if they need it. Once we get clearance from the lender and he issues a preapproval amount we can begin searching for homes. The Pre-Approval letter is the golden token! We know how much house we can afford…

Buyer clients must be ready willing and able to close. We typically close within 30 days but some down payment assistance programs may take a little longer. Our absolute longest time to have a buyer client is 90 days unless you are building a spec home or having a custom home built on your lot or land.

You will need to look through listing provided by the Flagler Real Estate Team and select the ones that interest you through our online portal.  We provide the easiest and most up to date link to listings which contains every property currently listed in the Columbia MLS. On our property site you will have autonomy to view the property and save it to favorite or just pass on it if it doesn’t meet your needs. You can always email or call us for a more detailed search. We have the ability to enter all the specific criteria for the type of property you are looking for…and when new properties are listed which meet your criteria, those listings will be automatically emailed to you.

Once you find properties you like, call or email us with the MLS Numbers, and we will schedule the showings.

Our Responsibilities

The Flagler Real Estate Team will schedule all appointments to view your selected properties.

The Flagler Real Estate Team will advise you as to current market value on homes so you can make a strong offer that will be accepted.

The Flagler Real Estate Team will ensure the offer to purchase has all details included as well as negotiate any concessions you may desire. We will complete your Offer to Purchase documentation.

At Flagler Real Estate LLC we make sure to cross our Ts and dot our Is and we make it convenient for you by using electronic signatures on 95% of the documents. We need an email address that you check frequently.

We will guide you every step of the way, from contract to inspections, through contingencies, to getting the attorney to get your title work, and keep up with the Lender so we close on time.

How Do I Receive my Buyer Rebate?

You will be issued a check for the total refund at closing. Keep in mind: Your rebate is Tax-Free!! And, you can use your refund as part of your closing cost, if you choose.

Additional Details:

To qualify for a 10% rebate of our commission, your purchase price must be greater than $175,000 which is typical for new home sales in the area.

You are free to attend Open Houses, but don’t forget to tell agents that you are represented by Flagler Real Estate. Give them our “I’m represented business card” and don’t sign-in or provide any information to the Realtor working at the open house. We will handle the transaction with that Realtor so you don’t have to worry about a hundred “just following up” calls, emails, and text messages.
